舊房拆除賠償政策有:(一)貨幣補(bǔ)償拆遷人采用支付貨幣對(duì)被拆遷戶的房屋予以經(jīng)濟(jì)補(bǔ)償。補(bǔ)償價(jià)格是由拆遷人委托評(píng)估機(jī)構(gòu)對(duì)被拆遷房進(jìn)行評(píng)估而定的。主要由房屋區(qū)位補(bǔ)償價(jià)(宅基地使用權(quán)的補(bǔ)償)與房屋重置價(jià)組成。(二)房屋產(chǎn)權(quán)調(diào)換拆遷人用易地房屋或就地新建的房屋(指安置房)與被拆遷戶的房屋等面積調(diào)換,并通過計(jì)算被拆遷房的補(bǔ)償金額和安置房?jī)r(jià)格,結(jié)算產(chǎn)權(quán)調(diào)換差價(jià)予以多還少補(bǔ)的補(bǔ)償,被拆遷房?jī)r(jià)格按前所述貨幣補(bǔ)償計(jì)算。(三)貨幣補(bǔ)償結(jié)合安置土地對(duì)房屋按重置價(jià)結(jié)合成新補(bǔ)償,同時(shí)按照農(nóng)民建房用地審批條件和規(guī)劃另行安排宅基地給被拆遷戶建造新房。(四)違法建筑和逾期臨時(shí)建筑不予補(bǔ)償,由當(dāng)事人在限期內(nèi)自行拆除;逾期不拆除的,由拆遷人報(bào)請(qǐng)房屋拆遷行政管理部門批準(zhǔn)拆除,以料抵工。拆除在批準(zhǔn)期限內(nèi)的臨時(shí)建筑,可給予適當(dāng)補(bǔ)償,但批準(zhǔn)臨時(shí)建筑時(shí)規(guī)定不予補(bǔ)償?shù)某狻?img
